Did you know that foreclosures of FHA/VA loans were practically non-existent over the last few years?
COVID-era government loss mitigation programs are STILL in place and their intervention has now led to a massive backlog of delinquencies piling up.
For instance… FHA loan delinquency hit a 15.3% 90+ delinquency rate in February 2025… and then guess what happened?
… it’s become so bad that the government STOPPED publishing its own delinquency report!
Further… foreclosures in areas of Texas… well, let’s just say, it’s the worst it’s been in more than 15 years.

Note how there’s been no loan performance trend reports since February when Trump installed Scott Turner as HUD Secretary. (see below)
And a side comment: for those agents who say “why is Jon always so doom and gloom?” …. Well. It’s the data. I was extremely bullish from 2014 to 2022. I’ve owned hundreds of properties and at one point more than 200+ doors. I sold mostly everything in 2022 and 2023 because the market conditions changed.
Today, the data is clear: at our current rate, we are headed straight for a crash (30% decline from the peak), and we are already in a correction in some areas.
I’m sharing the data so YOU can appropriately guide your Sellers and Buyers, or even simply form your own opinion. We don’t have to agree on everything, that’s impossible - let’s just collaborate! More information and PoV’s is GOOD.
BUT - sticking your head in the sand, pretending everything is the same, and ignoring reality is what makes a bad real estate agent.
We are coming across so many broker/owners do who don’t know the data, can’t advise their agents, who can’t guide their customers, and they have NO idea how to prepare you for the market we are headed into. We are the complete opposite. We are prepared, looking at the data daily, and forming paths to success.
It’s only doom and gloom if you don’t prepare (or ignore reality, which eventually catches up with you).
The prepared will THRIVE and find the MASSIVE opportunities that the market is bringing to us. Keep in mind, even though sales are down, our real estate brokerage is UP +12% in closed volume this year vs 2024 YTD. It’s different over here.
